Soooo, Sherry and I mentioned we found a very nice 1.5 acre lot in NC. The listing mentioned underground utilities and the small subdivision of 12 lots up a valley to a ridge, ticked more boxes than we placed on our wish list. We believe the timing of the listing shortly after the mid March lockdowns and us looking technically before we should have been vacationing in NC could have been a plus. There was also the fact that a brother and sister just inherited this lot from Dad and it is obvious they knew very little about this lot as you will see. So from the quick back and forth we agreed on a price Sherry and I were very happy with. We had this all contingent on the land to perc. Now the fun begins, as big Mike tells me, “Jer, this is not Florida!” We call for the health department to go out and test the soil. Well it is not that easy. The inspector says we have to clear the flat area and part of the slope. Then the footprint of the home, garage and driveway have to be clearly marked! What the what! We offer the seller to do the clearing and we will reimburse when perked. Yes it can be spelled perc and perk. Who knew. Seller agrees and $1350 in clearing and marking. Mind you we are now back home during all this nonsense. Now the inspector goes back out and says he needs to have a specific section of the lot surveyed, ok the seller pays this and the inspector goes back out and now we need to move the house markings 5’ towards the drop off and we now need to hire a back hoe to be there when the inspector is there and gives instructions to the digger. What the what! Now it gets fun! Hold on for this! Sherry is the retired one with time so I mention in her digger search that she can also look at plumbers and septic for a possible back hoe worker. Later that night I’m home and she is discouraged, they are backed up 6 weeks and others are too far away Yada yada! Just then the phone rings. It is the owner of a local septic company. After some talk the gentleman on the phone describes this small subdivision and even the exact surroundings including the lot we are in contract with, and then says he knows it so well because he had installed all Septic systems there and even the tails that go down the hill and not on the flat leaving a more build able lot. What the what? Now it gets better! The gentleman asks who the inspector is, Sherry responds and he says oh yes, I have a good working relationship with him. Sherry mentions to him that he just went on vacation, no worries he said, he will answer my call. Yep just a little bit later he calls back telling us he spoke with the inspector and they will search for the records on Monday. Fast forward, an email is sent to our realtor and to us with a copy of the approved septic system on the property complete with map of footprint showing the tank and lines down the hill! Well now this makes sense, all 12 lots were cleared for a build-able flat area with underground utilities that are water, electricity and septic system. Now mind you the listing or selling agent in a legal document stated that there was NO SEPTIC SYSTEM ON THE PROPERTY. Well this sent our buying agent in to rage. So much time wasted and money, she said um NO! The selling agent is paying for the lot clearing/footprint marking and other fees that we would have not incurred had she done her homework. Oh and the health department is refunding us the inspection fees on top of the clearing fees! Well yes a roller coaster ride for sure but it has to be a big win win for us as surely the seller would have asked for a lot more on the initial listing. Now we do not have the expense of the septic system and no extra expenses, HA!

Jerry, that story proves truth is stranger than fiction. What a complete goat rope. I'm glad everyone is trying to make things right for you.... except the headache and worry you guys get to keep for free.

Glad it all worked out in your favor. All you had to do is get the right person involved. My luck the guy would have passed on or retired last year..

Sooo the new "cottage " will be a few hours further north, but imagine the ride!

Congratulations  Now you can start building. Don't forget the bunkhouse, covered motorcycle parking, free Wi-Fi and coffee.  I will be very happy to leave this as an empty lot for now. I need to see a world that makes sense and people act normal before additional funds are siphoned off. For now all money’s came from the sale of the Arkansas property ironically within $500. 6.5 acres now a perfect 1.5.  So it was a this for that and paid in full. No mortgages life, surely not rich but I owe nobody. When we leave Florida we will sell it all.

That is some great new Jerry and Sherry, not the easiest transaction but worth it at the end, I am glad it all worked out. The time will come when everything lines up to start the building part of it

Well it was recorded today at Jackson County records department so it is a done deal. From May 9th when we first saw the lot to today. Yipes :
