hopefully all done in one day today.
moms house lady low balled me 80K me wanting 90k. WE dickered around said no lower than 87.5K she agreed to go back to her local bank and get approved for 7.5K more than her 80K bank loan. She pays all closing costs and home inspection fee bank requires am fine with that. Zillow website says house worth 91900, but that would mean me taking 50 hours of my time or more to clean up the house and they willing to scrap or keep whatever we do not want which is 95 percent of all personal stuff in house not worth IMO over 5K total. We signed offer to purchase today so as long as she gets approved for home loan and inspection goes fine, we close around may 1st.
They did not want my dad's 1986 caprice classic brougham for 1K so 9 pm. tonight posted it on facebook marketplace and my phone blew up 5 texts 5 calls all in 5 minutes all seemed legit and 92 hits on website wanting the car. I wanted 1K needed new battery and brakes as indicated on ad otherwise needs to be towed away. All who I talked to 3 calls said do not care want it BAD. All 3 fixes up older cars in good body shape 165K miles garage kept and 2 of the 3 even offered 1500 on up to 2500 cash or cashiers. check.
I guess 80s caprices are HOT to DOINK which is what all 3 who called were either mexican or black, guess is very popular car, who knew? Just have to get title out of safe and hopefully not get shot tuesday when their towing truck company comes hauls it away for 2500 cash. Seems too good to be true but all 3 seemed legit on phone NEVER gave out address yet though to either of them will call back tomorrow and want cashiers check vs. cash since will also probably call their bank taking off 2 hrs. work as well and call their bank on cashiers check to make sure is legit not fraud. I tihnk cash is safe but could be counterfeit???????????????
90K for mom in one day to pay more asst. living fees is not too shabby, assuming I do not get shot or the lady not re-approved for 7.5K more home loan this week? going over tomorrow to moms to pull out caprice car title in my name after dad died.
I think I should call the bank who issued the cashiers check just in case the guy locally in 1 hour away is making bad illegal cashiers checks? never know nowadays.

I've run into alot of scammers when I have sold things on Craigslist or FB Marketplace...beware of the ones that offer more than the asking price .Some run a scam that envolves them sending their "agent" to pick up the vehicle , this is one way they get around the seller protection rules.If you accept quite a bit more than the asking price , write them a receipt for the $$$ and put on the receipt that the title will be mailed to them within "X" amount of business days , that will give time to clear the check or verify non-counterfit money.

A few years ago a friends aged parents died and Tony went to clear out the house. He doesn't know why but he decided to look under the fitted stair carpet. He found 100 pounds on each tread. He guessed it was his fathers emergency money.
After my father died I had to clear some of his belongings. I found 5 pounds in coins, 2 x 2 pound coins and 1 pound coin, in a pocket of every jacket.

After my father died I had to clear some of his belongings. I found 5 pounds in coins, 2 x 2 pound coins and 1 pound coin, in a pocket of every jacket.
Interesting, good idea to go thru all my parents clothes pockets before tossing. I just see them all dusty not worn past 30+ years and doubt any money except coins, but never know??? Going over 3 of next 5 weeks so probably good idea to check pockets. GEE WHIZ, guy 1 hour away even went to his summit credit union and texted me the check pic so I called the credit union giving them the cashiers check number and is legit for 2500 on a 36 year old car, 2.5x's what I wanted. What is this world coming to when a 36 year old car is worth over twice it's 'real' value? Bummer, I wish I woulda put 4 grand on the old car probably coulda easily got 3 grand. One guy from Chicago is offering 3K NO questions asked but would prefer more local guy even gave me his address being legit. I marked SOLD after 82+ plus hits 1st hour late last night and the darn people are still calling and texting me on my cell phone will NOT leave me alone tonight wants to come tonight get it ASAP. I only called 3 people back last night but luckily I never gave city or address where car is kept or told them 'specific' date of when to meet except today gave the address to the more local guy needing it tomorrow at 9 a.m. to pickup dad's old car. I am pocketing the entire 2500 what a headache to sell a car? My brother wanted to just JUNK IT for 200 scrap metal not telling him what I got for it in 2 days. I bet 3 years ago when was thinking of selling would not have been worth 2500 though prior to pandemic, maybe???? My kid is upset he wants the car but for 2500 hard to pass up when in reality tops value if new battery and brakes be worth in my eyes 1500 bucks, which is what 5 other people are offering yesterday and today on my asking price of 1K. Just letting the phone ring and not answering texts until tomorrow is over. gee, thes texts NOT stopping 2 guys now said please do NOT sell will give me 3K. I already told guy today sold for 2500 to pick up tomorrow with address. I will not go back on my word for 500 bucks profit especially since now the guy whom still could be a psycho could come and break in the empty house and burn it down having the address for tomorrow's meeting with flatbed tow truck. I do have ammunition though if guy says not worth 2500 will tell him fine leave have 2 other offers for 3 grand. I would NEVER sight unseen just a few so-so pics of 36 year old car offer that much guaranteed money.

Started going through it noticed a lot of books on topics the decadent wasn't interested in. Opened one up and started leafing through it.

Totaled out at around $100k in straight cash, and I think the total was 19 savings accounts spread across all of East Texas, each with near the FDIC maximum insured amount of $100k.
So yeah.... Check through that stuff before just getting rid of it!

WOW, that is one rich lady hiding all that money. NO way my parents made of money that I know having done their checking account balance past 15 or so years. Is very sad to see over 100K go bye-bye, my dad's entire 36 years of working (mom never worked the most frugal spenders even over me), very quickly paying 3800 mth for assisted living fees. the near 90K for house will am sure provide enough money left of mom's life to not file for govt assistance with the local county assistance program thru state of WI. They told me years ago once mom's entire funds get below 50K to contact them and then they can file with state of WI necessary paperwork once she goes bankrupt. One never knows though mom could live another 10 years, even having altzheimers past 8+ years or so? Always worried me my parents when they went grocery shopping mom carried in envelope about 200-300 dollars cash in her purse flashing it all over at the checkouts for all to see. An old lady nearby me did that living few miles from me and guy from store followed her home and killed both her and husband. Both parents never owned a credit card in their life did not believe in them paid cash or check for everything. Mom was so paranoid she never touched the TV remote for fear of ruining the TV or messing things up. Dad was bad enough calling me on the phone when his fumbly fingers messed up the remote not able to turn TV stations, etc. I did get them a cell phone on my plan though and although resisting, Dad finally kept calling me up trying out the cell phone thought it was the coolest thing to sit on lazyboy not get up to the rotary dial phone with cord to call me, but he had nothing to say, just wanted to make sure he could figure out the cell phone thing...

Who knew a 1986 caprice classic brougham with 165K miles would be worth 4-5K? I sold for 2500 but had 2 offers that night prior of sale for 3K, both about 2 hour drive away. Got nasty text from an Oscar guy who 1st offered me 1500 2 days prior, saying thanks NOW gotta pay 5K to get it from the guy who just bought it for 2.5K. I see the buyer snapped a short video to the Oscar guy wanting a Caprice like that when Oscar texted me 10 minutes AFTER the guy who bought the car left.
Man, 36 year old cars must be a CULT classic just like our Valks? Too bad the Oscar guy 2nd guy I called back prior to 3rd guy who bought it ONLY said 1500 cash at first vs. 2500 or even him coming back at 3K prior night of sale, woulda sold it to him. I guess his loss now if wanting it having to pay 5K?
Guy who owns the body shop/towing service 1 hour away texted me said got the caprice running no problems after sitting 8+ years not running just needed new battery and had a brake line leak is all. OH well, still not worth to me 2500 which I got for it since who knows what else might be lurking needing fixed down the road?

Anytime I took in large cash sales , I would go to the bank with the buyer and have them give the money to the teller. It would be counted and a deposit slip made out. I would then give the buyer the product. W H Y , if there were counter fit bills in the transaction , the bank assumed liability. I NEVER touched the money. I doubt if buyer was trying to pass a bogus bill , there would be second thoughts about going to the bank. I picked up a counter fit bill in my tool truck business. I knew who gave it to me. (I was able to get it back from the banker) I returned it to him for five twenties , informing him of the issue. He was caught at his bank. Not my problem.

the guy texted me day prior to picking up the car a pic of the cashiers check he got at his local summit credit union so I called that credit union day before sale to verify check number was valid, it was.

In my eyes 1k was more than far since new battery, brake line leak, woulda cost few hundred bucks. Guess not, who woulda thunk DOINKING was so popular? 2.5K was unreal in my eyes even 2 willing to give 3K night before pickup of guy giving 2.5K which seemed more local and legit to me. Just found sales receipt dad paid in May 1990 used 34K miles 9.5K but at 13.5 percent interest rate for 3 year loan. WOW, most interest rates now under 3% or less hard to believe 13.5 percent on a car loan was normal back in 1990? Just found today digging around again dad's home loan on the house. Was bought home in 1971 financed 15K home loan for 7.25% and if let go full term 30 years, which he did not, woulda been 24K in interest charges. Insane, 9K more in interest charges than home worth back in 1971. Hope the potential buyer's home inspector calls me soon to get into house for May 1st potential closing around then will be here soon. Went over today to find any hidden treasures for 5 hours going thru hoarding stuff and only found 75 bucks cash in a jar is all with coins in a jar also. After 5 hours was enough got sick of opening plastic bags full of 50 cent items mom collected over past 40 years. ONLY Have upstairs a 12x12 foot area piled up 4 feet high to go thru still should be done by tomorrow, maybe? doubt find any good deals or collectibles all 60's 70's 80's stuff at dollar stores or garage sales. Just amazes me found dozens of unopened packages still sealed ONLY to find inside made in china glassware or smaller knick nack items. U would NOT believe all the old clothes upstairs some from 1950's. I found some of mine when younger in the 70's still pretty disgusting mouse poop all over once home today had to wash clothes and shower ASAP. Wife wore a mask due to excessive dust, etc. and glad she did that since she did the majority of the hard work today and last time upstairs NO mask was sneezing non stop just miserable. Pretty sure somewhere upstairs still not found is a mid 1980's HONDA motorcycle lineup poster of mine growing up in the 80's when I was interested in buying a cycle. I loved that poster had a full description of every say 1985 honda motorcycle made back then in color and was cool looking. Loved the 80's magnas, shadows, goldwings, still think they are cool retro looking, especially the magnas since I had 2 of them. Kid still has his 1997 black magna and that 750cc is darn quick off the line keeps right up neck and neck with our VAlks up to say 75 mph but then looses steam at half the size engine.

yah, is best to REV it near redline. I did though put another tooth in the front sprocket to lower rpms by about 300 rpms to I think 16 tooth std. so put in 17 tooth sprocket vs. 15 tooth sprocket made more for racing in higher rpms. I like 2nd gear in town and thought 16 tooth for us anyways 2nd gear was a little to high of rpm to my ears. I think helps with a slight better mpg as well not really much though but 300 rpms less at 60 mph is nicer to my ears. Kid bought a 1983 V65 1098cc magna though and that was wicked fast bet would keep up with his former yamaha frj1300, both sold, now back to his original bike we bought him age 16 the 97 magna, now age 21. Interestingly 5 years ago we got the 1997 honda magna for 2K and bet with the pandemic and increase in value of used cycles can easily get 3200 for it now. Most are in that 3-4K range, most though 3 to 3.5K

home appraiser for the bank tomorrow 8 a.m. and if approves the lady for 87.5K loan is hers on April 29th at closing 8 a.m.. Pretty sure am safe at 90K like said, not many homes liveable at all for under 100K anymore. Not surprise me if he comes back at why selling for under 100K, but will see, hope so. Just want it GONE am over going over to mom's house and looking at stuff older than me or knick nacks piled 4ft high x 20 ft long.
Pretty sure appraiser knows is an AS-IS house sale and as long as solid foundation, etc. should not be an issue on appraisal. He better not be one of those type saying well fix that, fix this. Will tell him selling AS-IS and potential buyer knows that as well. Only thing bad needed is new sheetrock for going upstairs in loft area has 1950's wallpaper all rotten and ceiling tiles falling down about 20 squares but they were falling down some 20 years ago. Potential owners has a guy knows how to sheetrock it all so let them do it, like said AS-IS.
If new roof, new carpet/linoleum, new windows, new gas water heater, would be a 150K home, but not willing to stick 30K into a 90K home AS-IS. Gotta go over 7 a.m. before appraiser gets there though and there is after heavy rains a small puddle 1 cm by 3 feet area in corner of basement where water seeps thru the concrete floor is only bad spot.

car guy 1 hour away owns body shop is restoring dad's 1986 caprice classic to NEW condition again. Glad I went with him vs. people 3-4 hours away since feels good going to a home that will make it better than NEW again. Sounds like he does this and flips the car for a huge profit redoing all interior, entire body redone, and new engine, etc.
Mom's house sale should be a go last few days in April. Home appraiser did not bat an eye at 87.5K selling price and even the seller (me) closing costs (about 1200 is all) are mostly on the buyer's side to pay of the closing statement I got yesterday from title company. After seeing a similar sized, but NOT liveable as-is home down the next street advertised thru realtor at 110K, my asking price of 90K was more than fair. I knocked off 2500 since told buyer that will cover all my closing cost's she pays at closing. Will see how that goes since her bank for her home loan called me stating buyer's costs will be 3K or so and questioned why seller closing costs were mostly on buyer's side of closing statement with title company. Am sure if went thru realtor sell for 110K or so, but by the time seller and buyer pays about 3K each in closing costs and time and hastle of cleaning the hoarding stuff outta mom's house, is not worth it to me. This buyer is willing to make 1-2K selling stuff in house and getting a HUGE dumpster to discard of the rest. We finally went thru the entire MESS upstairs took 2 whole days and nothing we wanted really all knick nacks and decorations worth 50 cents to a few bucks each is all and 1000's of them. If buyer puts new windows in, new roof, new carpet/linoleum/hardwood floors/tiling inside needs redone old 1950's wallpaper falling apart, etc. she can flip it for an easy 150K am sure, 3 bedroom 1 bath about 1100 sq. ft home.
Am depressed though the mid 80's HONDA lineup color poster with description of all cycles they sold that year was mine in high school could NOT find upstairs thru all 3000 or more boxes/bags, etc. piled high. I thought for sure it was upstairs but who knows been near 35 years since seen it last?

yah, mom's house sale done with took 20 minutes signing away as POA this morning. 87K richer. Maybe I should take that 87K and invest in 87K worth of powerball tickets and see if can get lucky???

just kidding, that 87K will get 3 more years of assisted living for mom..... I am just glad not driving 30 miles every few weeks to mow her grass or go over few times a month to snowshovel. Thru a realtor, bet coulda got 110K, but that would involve cleaning out the house (and several dumpsters) and fixing a few things up. Buyer was happy to get all the knick nacks thinking she can sell them thru a garage sale or on ebay.com. I highly doubt it, unless someone is into over 2000 items worth 50 cents to 2 bucks each?
