I have an offer and have submitted a counter offer on my home in Hopkinsville. Send me all the positive vibes you can spare. I need to concentrate all my efforts on my home in Richmond and this sale would go a long way in that direction. It seems my house would be a good fit for the potential buyers which is always a good thing. 3 years is a long time to not have your own home and bed to go to sleep in at night.

Hopefully 2019 will be a big year for me, sell one home, complete projects at new home, and a BigBf makeover on the Valkyrie.

If it all goes through,it will be a VA loan. I just got a verbal acceptance on our counteroffer and the paperwork will be in the buyers hands this afternoon. At this point I’m a happy camper! Still a few hurdles to jump before it’s a done deal.

I'm sure you know, the vast majority of home sales fall though on the (buyer's) financing end.

So that's where my focus would be.

VA loan guarantee is a good deal for any qualifying buyer.  They don't have to come up with any (or anywhere near as much) up front money as with conventional loans.  I bought my only home with VA and paid nothing down but some closing costs.  You get paid, and if there's a later default, it's between the buyer, lender and the VA to figure it out.

Hoping all goes smoothly, I hate the stress involved with buying a home, and selling is in many ways worse.....

(To avoid that we became land lords and rented our old house out for a few years, happiest day of my life was the day we sold the rental home, ugh.... that was hell!)

So that's where my focus would be.

VA loan guarantee is a good deal for any qualifying buyer.  They don't have to come up with any (or anywhere near as much) up front money as with conventional loans.  I bought my only home with VA and paid nothing down but some closing costs.  You get paid, and if there's a later default, it's between the buyer, lender and the VA to figure it out. 

Feeling good about this so far, the buyer is retiring after 22 years in the military and already got a civilian job to keep him busy. The real selling point for this buyer is my basement is completely finished and includes a full kitchen and a very handicap friendly full bathroom. The mans mother who is going blind is going to be living with them and I think she was a positive force in the decision. My counter offer was $15,000 higher than their initial offer and they accepted it immediately.

100% agree. Buying was much easier. I have spent way to much money on the house to risk renting it out and I have already been down landlord lane. Only money I made on rental property was when I sold the last of it and financed it myself at a healthy interest rate. Still making more interest on that deal than a bank .

I do know what your going through, the wife and I did it a couple of years ago too!

Bought a house that needed to be totally "gutted and gilled"!
Thought we could buy it, renovate it (with savings money), move in and then sell our house in 6 months. (according to our realtor friend)
Then take the proceeds and payoff the new one.
MORTAGE FREE!!!

All went well until the "selling" of the old house. Seems like as soon as we put ours on the market everybody else did too!!
All of a sudden it became a buyers market and was flooded with houses for sale!!
Took us 14 months to unload it, all the while I'm making 2 house payments!

This brought back memories of many years ago when I was a single parent with a 2-1/2 and 1 yr old!
Absolutely no money left over, worse yet needing to finagle finances to make sure all bills were minimally covered every month so nobody comes over to break my legs!!!!

But eventually we sold the house and was able to pay off the new one! So now all is well.

Lots of similarities for sure. The home I’m selling is almost perfect for a 2 generation household. After almost 6 months in real estate hands and people finding fault with the layout ect. I finally just asked the Lord one night to send us someone who needs what we have. In less than two weeks the current buyers came too see the house and made an offer in 24 hours. I got to meet them and their disabled mother yesterday after the inspection and they are just as happy with the house as I am to be selling it. I really do give the credit to God for putting us together and this is the second time it has happened in my life. Second time where real estate was involved, many many other times He has pulled me out of the fire. I don’t mean to offend anyone with my story but I’m always remind of the passage where Jesus says if we will not confess him before men, he will not confess of us before the Father. Stepping sown from the pulpit now.
