This is a picture of the roof leak that  was repaired before I bought my house.



Well at least it will be watertight when the guys are done, having to reflash the whole chimney. Nothing $2 grand won’t take care of. I’m spending money like a drunken sailor!

I don't know if I ever had 2 grand the whole time I was in. I do know I was drunk a few times though.

I just turned on my AC for the first time since last year.

Hehaw it works good.  Again.  The whole HVAC is an '85 install, so you just never know.

My AC is 1993 been thinking it is also on its last leg, but only use it during summer though guessing much less than our gas furnace which clunked out a few years ago.

Must not be a whole roof tear off and new shingles for 2K is 1/2 or more of what it should all cost.

Your right. Less than a square of shingles being replaced. I could have done the decking repair and shingle replacement myself and saved a bunch but the key to this job is a professional installation of the flashing that goes around 3 sides of the brick chimney. I don’t want to even think about the cost of a total roof replacement.

I really didn’t need to be reminded that my hvac is nearly 20 years old! Cry

Did you have the house inspected prior to purchase?

Yes, should I send them the bill? I knew there had been a leak at some time before my purchase but I was assured by the seller that the leak had been fixed. Not only was the roof not “fixed” the leak had not been stopped. The seller paid for a one year warranty that isn’t worth the paper it was printed on. I paid $400.00 for the home inspection, but the inspectors don’t have x-ray eyes. The warranty’s and the inspections are a racket. It’s buyer beware as always. I knew I was going to be doing a major upgrade tp the house but this $2k wasn’t part of the plan.

Didn't the inspector have insurance to cover anything he missed?

I think most states allow for you to go after the seller for misrepresentation.

Life is too short guys. I’m not interested in going after anyone. These home inspectors don’t guarantee anything. They just look and then report their findings. It’s a great racket, maybe I should get licensed and start inspecting!
