Here in Colorado radical green zealots control every branch of government. Beginning in January nearly every gas furnace and water heater will be banned. The only legal versions will be much more expensive and much larger. If you live in a smaller home or apartment with a water heater tucked in a closet or cubby, you won't find a replacement that fits. You'll need to hire a contractor with a wall-stretcher. But you'll be saving the planet!

There are exemptions for previously installed units, and seller's on-hand inventory. As a result HVAC contractors and home improvement stores are stocking up. I was in a Lowe's and they had water heaters stacked 3 high and 2 deep.

Once these things start it’s hard to know if such movements will move across the rest of the country.   Similar to how much California regulations have overtaken a lot of the other states. Our home’s current water heater is electric. It’s a larger version, but my wife and I would both prefer to replace it when necessary within an instant heat gas water heater. We’ve had one before and you simply don’t run out of hot water which happens with virtually every canister type water heater we’ve ever had if enough people use it.

My plan initially was to move the current electric large water heater canister to up into our attic and to plumb the gas instant water heater on the outside wall of the garage, plumbing it through the one upstairs. It’s my understanding that the electric water heater would simply maintain the already hot water. It’s being fed from the instant gas powered water heater when being tapped/used.  That may or may not be a good way to do it. But in my lifetime, I replaced a number of water heaters that simply gave up the ghost when the elements burnt out, or they filled with contaminants.

It does appear that all those folks that moved from the West Coast to Colorado brought their attitudes with them is greatly affecting how Colorado does business.

The goal of the green zealots is to electrify everything, even though there isn't a single location on the planet that has come close to doing that. But they forge ahead anyway. Wind and solar mandates have caused electric rates to skyrocket. Yesterday I got a notice of the third rate increase in 9 months! Colorado now has the highest electric rates in the Rocky Mountain region, and they'll soon catch California if they keep up this insanity.

The rented house I just recently vacated was powered mostly by natural gas. Heat and hot water by N G BUT I cooked on an electric range. This senior living complex I now reside in is Entirely electric. And near as I can figure just 1 central water heater fer everyone-4 apts in 1 building. I have NOT run outa hot water while showering or doing dishes. What couple years back in Texas the wind turbine generators froze up solid and no makee tricity! Yuppers luv political types FORCING the "THEY" agendas up our butts and down our throats. Gittin to where the average persons thoughts and beliefs no longer matter! RIDE SAFE.

I would rethink that idea of putting a water heater in the attic, personally. Think of the mess when  (not IF) it starts leaking. If you don't have a basement - maybe the garage ?

Just a question.  Can you buy a gas hot water heater somewhere else and install it yourself?

Ron, I had a 30-gallon LP water heater for 35 years with 4 people in the house. We never had a problem running out. Unlike an electric tank system which will not recover the heated water as fast as an LP unit.
I switched to a Rannai to cut back on LP use, not keeping 30 gallons always heated on standby. I would put the instant heater as close as possible to points of use, so you get the hot water quickly.
My instant LP water heater is about 30' from my shower. It takes about a minute or two to get hot water.
Using an electric tank unit and an LP instant only means you're paying for 2 sources of energy for the same hot water.

Any upstairs water heater requires a drip pan with a drain

That makes sense.  The idea came to me when I toured my brother-in-law‘s home and he has two gigantic water heaters that are a couple together to accomplish the mass use of hot water, professionally installed.

I have a bit of land in south CO close to the NM state line. thought we might be there someday. Very doubtful now. One day I'll get the right offer in the mail and be done paying taxes on it.
I just hope crazyfornia don't take the whole nation down with it.

While I doubt a contractor would risk his license, I'm sure many homeowners will do that. Cheyenne is just 2 hours north of Denver. In the summer you see mostly Colorado licenses plates at the fireworks warehouses just over the state line. Now Cheyenne's Home Depot, Menards and Lowe's stores may start seeing lots of new customers from Colorado. And Colorado's new ammo taxes might have a similar effect. The Cheyenne Chamber of Commerce should be thanking the Colorado legislature for all the new business!

Many people here share that view. After legalization there was a large influx of people with the single goal of getting and staying high. Many lived on the streets in Downtown Denver. The sympathetic media called them 'urban travelers'. Downtown used to be a nice place to visit for dinner or a baseball game. I took my twins to the Hard Rock Cafe for their 16th birthday. Now it's closed, and the last time I went downtown I was amazed at all the tent cities.

Just a suggestion but, TN offers some pretty nice Tax Incentives and some great roads to ride in addition to some moderate weather.    Wink

We mostly visit mid-State and south. Usually on our way to SE Utah. Once nice little towns are getting dirty. Gotta step over a turd or tampons in the parking lots.
