Signed a contract on a house 200+ miles from my home of the past 36 years but only 20 minutes from my grandkids. Going from 20 acres to 1 1/2 acres in a subdivision will be an adjustment for me. I wanted to find something I could build a shop on but couldn’t come up with a good location. The reason I went with this house is that it has a garage on the ground level and a garage in the basement. The other reason is we have been traveling 400 miles every weekend for the last two years to see after our home, when not at my sons house.

Plus now I have to get our mini farm sold this summer, hoping for a decent price as I need to get all I can to offset the new place. It’s going to be a wild year for me I think but I guess it was time for a shake up.

The new digs if everything checks out upon inspection and corrections.

You know, I bitch (a lot) about taking care of my subdivision size lot.

Then I go up to see my brother taking care of 20 acres (with an FAA approved grass runway), and my place is not as bad as I thought.  All his old restored equipment (Farmall, Ford, and Massey Ferguson tractors, and towing three-mower decks and bush-hogs is part of his hobby, but he spends a lot of time with that hobby.

That's a real nice looking place John.  cooldude (and that scape does not look like it will be that hard to keep up)

I’ve been leasing out 17 acres for the past 10 years or so which left me with about 3 hours of mowing and trimming each week. I won’t miss the acreage as much as the privacy. I have developed a habit of taking a whiz outside anytime I felt the urge and I guess I will have to curtail that some, but their are some pretty tall bushes on one end......

that is not a house, it is a mansion.  How many family members do you have living in there, any aunts, uncles, or cousins living there as well?

It’s too big but smaller homes are being sucked up by first time homebuyers and are usually on a postage stamp size lot. A nice smaller home will come up for sale and there will be multiple offers in 24 hours. There is a smaller home across the road from this house( no basement) that was repossessed but the realtors who bought it too flip did a horrible job on the remodel so we passed on it.

I’m really rolling the dice on this home. Buying in a hot market where prices are very firm and interest rates are still reasonable. As soon as we move in I expect interest rates to rise higher and the market to drop but I can’t control any of that.

Nice looking place! Best of luck with the change in house, location, and... life. Good deal? Not? Who knows?! Throughout most of my life, houses, and real estate generally, was the one predictable, stable, sure-thing investment that could only be flubbed by not participating! Since the bubble burst a dozen years ago, however, things have been turned upside down and made into a crap-shoot.

From your description of the house and its location and your motivation to make such a major change, you've probably done a good thing for yourself. Good luck with all of that!

Reference those bushes, if it were my home, I'd be planting a whole lot more of them prior to any Valk riders arrival.   Wink

Real estate has always been good to me but has been demanding of a lot of time and resources too. The really scary part for me is owning two homes at the same time. My old place will sell I’m sure but at what price is the question. Hopkinsville, Ky and the Lexington/Richmond Ky area are worlds apart in demand and value. Only real advantage I have right now is that aren’t many country homes with acreage on the market at home right now. I’m going to try and sell my house and no more than 10 acres at first and see how much that nets me. I like the idea of having a few acres to fall back on if things go south in the future. I’ve already got a neighbor who wants to buy 10 acres from me if it works out that way too.

Thanks for the positive feedback, it helps to know people don’t think your crazy

I’m not planting any more bushes, you’ll just have to take turns! I’ll keep you in mind as I was making a list of my “kingly possessions” this morning and some may not make the trip. Anybody need some leather saddlebags???

I think you did fine but mowing all that nicely manicured lawn and cleaning such a big house might take me hours and hours.  At least it is definitely not a fixer upper needing any renovation done. 

My one neighbor (who bugs me a lot to help him out) just moved out yesterday age 58 or so and moved to Madison WI (near yuppie vill where a dinky lot 1/2 our size is 75K vs. our town 20K) from our small town.  I tried to rationalize his decision since asked him if he really wants to start all over again with a 175K mortgage for the next 15+ years since he will be retired in less than 10 years.  He said he met with a financial planner and can swing it but at that age I would not want to move to a NEW house with NEW 175K mortgage all over again so close to retirement.  He said he has a nice sized life insurance policy since if he kicks the bucket before the house is paid off, his 8 year younger wife who works not making as much money can pay off the house at least...

I would much rather spend 75K on 20 acres in the country NO neighbors vs. 75K for a 68x100 foot lot with fancier houses all around me even if it meant driving 30 more miles to work one way.

Pictures can be deceiving so let me clarify with a few facts. This house is approximately 20 years old and lived in and maintained by a couple who are older than me. It has good bones but it is not the latest and greatest. The current owners are making some necessary repairs before we close but I’m guessing there is plenty to do when we move in. It’s a really nice house that could use some updates but is going to have to be satisfactory for the time being.

In reality I’m probably ready for a little spot in Florida but that will have to wait until our grandkids are in school full time.

After 3 closing date extensions all the i’s are dotted and all the t’s crossed and we are closing on the house in Richmond Monday morning. Still a lot of work for me to do in Hopkinsville for this house to be ready to show. I just ordered new countertops for the kitchen and one of the baths. And today I ordered two new garage doors with operators and two new garage walk in doors. Then there’s all the little details and loose ends to tie up.
