I'm not sure I could afford a place to live that I would be comfortable in.

Huh???

I don't understand your question.

My company is looking at land in Henderson Nv to build another plant. I could go out there to build and run the plant. I've done some online searches and it seens to me that even though it is a vast desert, houses are piled right on top of each other, and are really expensive.
I have 3.5 acres in Florida, 4 br 2 bath with 1400+ sq feet of shop and garage. I don't think I can match that in Henderson.

No you wouldn't match you holdings in Henderson. It would be a different lifestyle. Lake Mead is nearby the MTNs around Vegas can be pretty.

I think Sandy is correct. There are plenty of nice places in Henderson. 3.5 acres not so much. I think you`d have to live out of town like a desert rat. Although I think Henderson is pretty nice for a citylife.

I lived there for over 15 years, but I am back in TN. The Las Vegas area is a large city with all the "stuff" a large city has to offer plus the entertainment factor, but it is actually in the middle of nowhere-The Mohave Desert. It is a long drive to any other cities or parks that are not in the immediate vicinity. My wife and I used to call it little LA (Las Angeles), in regards to the crowds, traffic, etc.. Yes, it is very hot in the summer months, everything turns brown and lots of dust, but winters are moderate. There are some pretty areas in the vicinity. It is very hard to find a nice house with some acreage without spending lots of money. If you live in a sub-division without a view, you will be staring at a stucco wall when you drink your coffee. Henderson/LV was very good to us, we made some good friends, but when we were able to leave we did.

Its a totally different lifestyle with the temps on Lake Mead in the 120's in the summer. Water evaporates in 15 minutes and its all desert. Vegas just like Henderson is really a small town and somewhat transient. Lots of people but still a small town. California is about 4 hour drive away through the desert, weekends touring Cali can be fun and going to Vegas to the shows and just looking around can be fun. You also have Reno and a the Grand Canyon and it does snow in Henderson sometimes. Nellis air force base does shows once in awhile also. We used to have a member called Hotrod in Vegas until he sold his interstate. Could be some good riding with Red Rock and Mt Charleston and a few other places. There was a rocket factory that blew up years ago. I would not trade what you have for being in Henderson. If you fly there be ready for the slot machines in the airports and the ding ding ding of the machines. Prostitutes and women who have regular men come visit for a few weeks then leave all there along with the gambling. Casinos have all the food you could want at cheap prices and almost cheaper to eat at the Casinos than buy food.

Friends bought a place there for the winters a couple years ago, and, they like it there.

I don't about being able to afford it, but, we live in upstate New York. Anywhere else is cheaper.

My question was what were you talking about just stating you didn't think you could find a place to be comfortable but yet you left out details about your company building a plant and you running it. If you had stated that in your original post it would have been clear as to what you were talking about.

Almost bought a rental property there when we lived in CA.  We changed our minds and it was a good thing.  Shortly afterwards, the Henderson housing market fell flat.  It seems to rise and fall with the economy and it is totally dependent on how Vegas is doing.  It's freeking super hot in the summer, very dusty, has big city problems and you will never find a place as nice as you presently own.  You are near Death Valley and the Mojave Preserve and riding anywhere pretty is a very long and hot ride.   Personally, I would not choose to live there unless the gig was temporary and the $$$ was terrific.  Not a great quality of life and if you have young kids, I would reconsider.  Just my 2-cents.

My 2 cents are not quite as dire. Zion, Grand Canyon, Sierras are not that far. City life is not for me but Henderson is better than a lot. There are SOME advantages over Florida. Less bugs, less rain, less hurricanes.  cooldude

Bad, the area has been in drought for years. Lake Mead is the lowest I've seen in my lifetime and continuing to go down.

Personally, I love Henderson.  Coming from FL will be culture shock, but I'm originally from the Midwest and we've come to really enjoy the desert.  To get the equivalent land you have in FL means you probably won't be living in Henderson proper.  Housing prices have rebounded considerably and finding 3.5 acres would be difficult and rather expensive.  It's hot in the summer but it's not as bad as it sounds.  Lake Mead is VERY low, but water in the LV valley shouldn't be a problem, the local water authority is working on a pump station that will supply the area if the lake goes back to being just the Colorado River.  If you'd like more info, feel free to PM me.

While the cheap buffets in Vegas may be gone, the Searchlight Nugget (just down the road about 30 miles towards Laughlin) still has ten cent coffee.  Not much there except the Nugget (recently bought out by Terribles), Terribles/McDonalds, a 76 gas station, a pair of really cheap (try $40!) but clean hotels, and the propane/bait shop.  Searchlight is also Harry Reid's home - he has one of the nicest spreads in town.

Sunday mornings the Nugget is a popular place for hot rod clubs and groups of bikers out for a ride.  There is a Valk there every three months or so... Roll Eyes

12 miles west of Searchlight is Cottonwood Cove, a funky little campground/marina/boat rental/ launching ramp, restaurant, and one of the few places where you can still purchase a small trailer in a park on the river.

Oh, and did I mention I have a rental trailer I inherited from my Dad in Searchlight?  Let me know if you need a base place for a bit to figure things out.

But in contrast with Searchlight, Henderson is the City of Oz...

And don't forget their overzealous police officers.  tickedoff Speed Limilt goes 65 to 25 within a blink of an eye. (Not quite but close) I received a ticket there a few years back and have hated that town ever since.  crazy2

Good point; I did indeed forget about them.  I only get back every three months or so.
I have never had an issue, as when my Dad was vertical I spent a bit of time there.
Enforcement of that 65 to 25 transition is... spotty; but can be diabolical....  The last couple times through, they had a squad car with a dummy at each end of town.  Folks slowed down without paying an officer salary.
But their enforcement can also border on entrapment; or so I was told a couple trips ago.

It goes like this:
Cop #1 (plainclothes) takes up a position as a pedestrian, just standing on the sidewalk.  Cop #2 is in a squad car, posted just around a building.  The "pedestrian" you can see, the cop car is completely hidden from your view; but he can see the "pedestrian" as he steps off the curb.  As you approach to within maybe 100' (about 3 seconds at 25mph), the pedestrian whips around from the storefront he has been looking at (the sidewalk width from the curb), and walks into the road.

You better stop.
And unbeknownst to most, you better stop until the "pedestrian" is ALL THE WAY across the road, and steps onto the far curb.  If you just wait until the pedestrian clears your (2) lanes of traffic, you will still get a ticket...

And all of this occurs OUTSIDE a crosswalk...

Surprise!  police

Did you ever do any research into the CRA, which is the governments arm to enforce the urban sprawl rules imposed by the government? There is a manual that was written by the government awhile ago it has a picture of a house on it kind of cartoonish that describes how to stop urban sprawl, what the government recommends and the funding through the CRA which is the community redevelopment agency. It was written with the guide lines of the UN in mind.

Chicago, go for the museums and restraunts, stay because you were murdered.
We don't usually go out much in the main heat of summer. The rest of the year is phenominal.

Taking a very quick look, and using just the information that was provided, it looks like the possible places are in the NW part of the LV valley (beyond the 215 loop), the SW part of the valley (S of Blue Diamond and west of I-15), down toward Searchlight and somewhere like Dolan Springs, AZ.  I don't think there's much in the way of residential along the I-15 south of town, but if so, that could also be an option.  None are what you would call particularly close, though the last 3 would avoid most of rush hour traffic.  I was focused on the 3 acres, but if you could live with less than that, it would open up other possibilities.

Not disputing your claim, but the reason most people live near the city in this area is because the Feds own everything that surrounds the valley.  Every once in a while they sell a piece for a bazillion dollars, which is why the houses are on top of one another.

I realize i can't find what I want in Henderson, but how far, and what areas should I be looking. It freaks me out that there is all that barren vacant land and yet the houses are piled on top of each other. Or they are a million dollars.
I wouldn't plan on staying there forever, just for 10-15 years.
I hate living in Florida. Sooner or later we are leaving, I just may have to wait till I retire if I don't take this project. Well, unless I went to Chicago... but that will never happen, I'd suffer in Florida first.
