The homeless population is exploding in NYC. 2 years ago when warren wilhelm [ mayor bill de blasio] took office he welcomed them, but, he sat back and has done nothing. However, he has just apologized for his failure to do anything and is now going to fix the problem. But, along with that, of course, he is asking for 2.6 billion dollars to fund his program.
I wonder how much money he will now ask for to take care of the upcoming refugee issue.

Buffalo already received several hundred refugee's and is getting ready to accept more. An super Walmart has been taken over by the city at tax payer expense and converted to take care of them. A full free medical facility, and shopping is under one roof.
New York is one of the great welfare states of our times.

New York is one of the great welfare states of our times. Which is interesting because New York gives the government, in taxes, far more than it takes out as government-supplied services. Including social services like Welfare. In the meantime the Southern states, who are historically the loudest complainers regarding governmental spending, are the biggest moochers and blood suckers, taking far more out of the governmental systems than they put in. Strange how that works, eh?

newspaper articles stated that New York State government statistics pointed to the fact that large quantities of people from the south were increasingly moving to New York for the benefits while residents born here are moving out of state. Primarily due to lack of jobs.

But by percentage, more southerners are on the dole - sometimes as much as 1 in 5. Rural white poverty is the elephant in the room that conservative politicians never want to talk about when they discuss 'excessive' benefits spending. Oh, and take your time analyzing those charts - I'm sure you'll take note of how high poverty is, how great income inequality is and how great a percentage of Food Stamp recipients are located...in historically "red" states.

I grew up in north east NJ just outside new York
in the 80's and early 90's it was a MESS.....real bad
Giuliani really cleaned the place up and was hated for it
now its getting back to its old ways

NY was once much 'redder' than today. As a result the economy was far better than today. Ask anyone who has lived here. We're losing business and population pretty consistently. Most that live here see welfare and fraud on a daily basis. As usual the topic has strayed.

I both contribute to and prevent homeless in the Bronx and Mt Vernon
For over 33 yrs I have helped Landlords (mostly 2-4 family dwellings) to get rid of problem tenants who are either destroying their home, not paying the rent or both so that the working class people who scrimped and saved dont lose their HOUSE to the bank.
The american dream is in big trouble.
In NYC the Court system (Judges are appointed to 10 yr terms) will allow a tenant to stay 6 months or more BEYOND the date they finally win their case and judgment is entered. Landlords can lose 10000 or more waiting for the eviction and must PAY to move out tenants stuff.
A tenant on Section 8 will NEVER be evicted before getting both a transfer voucher and moving into the new apt as the tenant would Lose (a great thing for a scumbag who demolishes a house, burns it down, deals drugs etc from the house and dont forget often makes money renting rooms for double what rent is) the program rent
Sadly Section 8 (every good idea has an opposite result) is really crack for landlords, they get hooked on the promise of rent pd by govmt but the share changes every month sometimes and when tenant busts the place up it is suspended so the Landlord loses everything. The law is beyond perverse it requires Landlord responsible to fix what tenant breaks and fines even if tenant wont allow access
I TELL ALL MY CLIENTS YOU SHOULD DO NOT BE A LANDLORD (residential) in NYC if you want to keep your money and sanity unless you have cash tenants you have vetted (tax return, pay stub and home visit) and then good luck to you
I feel bad for those out of work who want to work I feel nothing for those not working because they think they dont have to and are entitled to be supported
If that makes me a cold bastard and I am ok with that

Outside NYC there are More Homeowners than Renters so the law is not as screwed up.

As an ex-landlord, its almost as screwed up. And, that was over 25 years ago.

We got burned by 3 tenants in the past for lots of money. Had to pay over $2,000, twice, to get tenants out for non-payment and then the 3rd tenants finally just left after stringing us along for almost a year.
We decided to go with section 8 so we would at least be guaranteed something every month. So far it's worked out OK. 3 years now and only minor incidents of smelling weed or not recycling. Section 8 sends the money right to my account and the tenant has a pretty good payment record as well.

I had the opposite. After having too many problems with a couple welfare recipients [ only rented to those couple people] I started to refuse to rent to them and of course good old NYS took me to court. One can't refuse to rent to them. I lost about $12K in that deal. OH, here, you don't get paid by the welfare dept. After-al thats demeaning to the recipients, they are ones that are suppose to pay you. Ya, as if thats going to happen. Then I had some row houses in the college area which worked out OK except for the girls. The girls were far worse than the guys. At least I could in during the summer and make repairs. Good ole normal everyday folks are the best to rent to.

How do you weed them out? We used agents to find prospective tenants. They did background and credit checks. One time we thought we were renting a 3 bedroom to a grandmother, mother, and daughter until they moved in with another adult woman and a grandson. Kept telling us it was only temporary but they just never moved out. Found out this was the strategy provided by the agent. Not saying all real estate agents are bad.

Being a landlord doesn't instill one with a warm fuzzy feeling about the human condition. Actually, the best experience [ for me anyway] was renting the row houses to male college kids. I learned to have the parents sign a contract and get paid up front for the year. Didn't have a problem filling the apartments. Repairs, mostly minor, were done during the summer. Only once did I have a problem. One fella tried to punch a hole thru a wall and broke his hand. His father was a Long Island lawyer and tried suing for damages. He lost and then tried to have his son return to the same apartment the following year, didn't work. The state also took me to court for refusal to rent to welfare recipients. Have I mentioned that in this state it is demeaning to the recipients to have the government pay for the rent, it is given to the recipient to pay the landlord. Yep, that works good. Its also impossible to get any reimbursement for damages they have caused. So, I sold the the building prior to the court date and thumbed my nose at them. Friends have done well with rental units, I found it to be a PITA.

As a born and raised southerner, my opinion based on visits and observations. I and no one I know wants to visit much live or migrate to NYC.
The US and NY state would be better off without it. So NY state residents tell me. So fence the place in and call it what it is a ZOO.
And those southerners that you say are coming to NYC we are happy for you to keep them. No charge and thanks. There is a reason we make no effort to keep them.

There is simply no substitute for home visit If they live in a $hit hole your place will become one real quick like Not doing a home visit is like marrying a gal without meeting her or even seeing how she lives. Its nuts get a copy of last 3 paystubs (know who employer is) driver license copy and tax return copy (confirm info needed to garnish wages of seize accounts) then get a 50 dollar credit and court eviction check
My clients who do this up front end up being able to refer other folks to me instead of being a victim a second time
I dont charge them for leases either after an eviction, its cheap PR and good for business
Yep its tough being a landlord, I am beat up today from trying to get deadbeats out all day in Housing Court.
