Thought I'd post about the last project I just completed.  It is Valk related, cause the money I made will let me continue my love affair with my girls. Roll Eyes

Friend of mine became the Executor of her aunt's estate and before selling the house, decided to upgrade several things wrong with it.  The biggest thing being a sunroom and deck off the back that led to the inground pool.  Nice concept, but sunrooms in New England pretty much suck, too hot in the summer and too cold in the winter.

This one had leaks, mice, most of the windows were fogged and the doors didn't work.

The deck had several issues.

After ripping the sunroom off, I was able to get my mini in close enough to take the deck down in two pieces.

Had to rip out and rebuild a retaining wall that failed due to poor drainage and wrong backfill.  That's a stream on the right.  Becuase I was within 50' of it, I had to go thru the Conservation Commission which added 2 months to the project just waiting for permits.  PITA, but needed due to idiots that mess
stuff up.

Finished project.  Only things I was able to save were the cement piers and the bottom deck.

I made the new deck fit the piers, which was a challenge, because they weren't square to the building.

That was a seriously tight work area with an excavator...the end result looks great! They must be very happy....

Looks good Bill.  cooldude A sunroom here would be considered an execution chamber.  Grin

Some aluminum foil on the walls and it would be a solar cooker.
